Scam Warning: Fake Planning & Zoning Payment Requests
Recently, other communities have received scam communication pretending to be from the City's Planning & Zoning Department, asking for payment. Please be careful of messages that demand immediate payment or threaten penalties, and call the department directly to speak with a staff member to verify requests at 801-727-0914.
Most construction work requires a permit and inspections by the Building Department. See list on the left of this page for information on various types of projects.
What does NOT require a permit?
- Fences up to 7 feet high
- See the Fences page for clear-view requirements or taller fences
- Swings and other playground equipment for a residence
- Decks with walking surface up to 30 inches above the finished ground level when measured at 36 inches out from the edge of the deck.
- However, if it serves the required exit (front door) it requires a permit. If it is built with guard rails it must comply to Zoning requirements
- One-story detached garages, sheds, playhouses, pergolas, and similar buildings that are 200 square feet or less.
- However, if it is wired with electrical, or if heating or plumbing is added, then an Electrical/Mechanical/Plumbing permit is required (see Electrical/Mechanical/Plumbing). Regardless of the size of the structure, it cannot be placed any closer than 3 feet to any property lines or closer than 6 feet to any other structure, including the house.
- Prefabricated swimming pools that are entirely above the ground and do not exceed 2 feet in depth.
- However, you must comply with fencing requirements (see Pools). Also see Guidelines for Proper Disposal of Swimming Pool and Hot Tub Water
- Portable spa (hot tub) with an electrical cord and plug (not "hard-wired")
- Window awnings supported by the wall of the house, which do not project more than 54″
- Repair and maintenance of electrical and mechanical systems.
- However, replacing or adding a new furnace, air conditioner or water heater does require a permit
- Adding a layer of shingles to the roof. A maximum of 2 layers of shingles is allowed.
- However, if you are removing all shingles down to the wood sheathing of the roof, you are required to get a permit and an inspection on the roof once the shingles are removed and a final inspection once the roof is re-shingled. This permit cost is $94.94.
- Shipping containers or Conex boxes at grade level of less than 350 square feet used only for storage.
- However, if modifications are made to the container (such as adding electricity, heat, cutting in a window, etc.) then a permit is required. If you want to install more than one container or the container is larger than 350 square feet, you must contact the Planning and Zoning Department at planning@herriman.gov for requirements.
Please be aware that dumpsters and construction materials must not create an obstruction to the public.
Payments for permits costing more than $1,000 may be made by phone, 801-446-5327, with an electronic check. Payments of $1,000 and less can also be made with a Visa, Mastercard, Discover, or American Express.
